Olivette Topping-Out Marks Major Milestone for Gasworx Development

Olivette, the tallest and largest residential building in the Gaworx District, has officially reached its topping-out milestone. This is a major step forward in Phase 2 of the project.

Olivette, the tallest and largest residential building in the Gaworx District, has officially reached its topping-out milestone. This is a major step forward in Phase 2 of the project.

This 10-story building will feature 376 premium residential units, two seventh-floor courtyards, more than 29,000 square feet of ground-floor retail and 481 parking spaces. It will sit adjacent to the 28,000-square-foot marketplace, forming a central hub within the development.

"Its a major milestone for out projects," said Toby Manulak, senior vice president of Moss Construction. "Once we top-out, we immediately start working around the structure. We will start building all the interior walls. It is a major, major turning point on milestones for the project."

Olivette is named after a steamship in Henry Plant's fleet that transported thousands of Cuban immigrants who helped establish Ybor City's cigar industry. Construction is expected to be completed summer of 2027.

"We feel design is such an important part in the history of Ybor City," said Damian Presiga, managing director for KETTLER. "There's not too many neighborhoods in our country like this. It has great history, great design, great architecture and the last thing we'd ever want to do is have that replaced. We are embracing it here."

More than 300 construction workers who contributed to the project celebrated the milestone with a buffet and music on the building's sixth floor.

Olivette is just one of several key developments shaping the Gasworx district. La Unión opened in 2024 and became one of KETTLER's fastest-leasing properties, while The Stevedore welcomed residents on April 1, 2026.

The Trophy office building, a six-story Class A development, will offer 145,000 square feet of office space, half of which will be occupied by Grow Financial, along with 9,000 square feet of ground retail, including a bank branch. There will be rooftop access open to the public. The building will connect directly to the marketplace and is expected to be completed later this year.

Another residential project, The Luisa, reached its topping-out in March and is expected to be complete in spring 2027. The 140-unit building is named after Luisa Capetillo, the first and only female lector in the cigar industry. It will offer a more affordable housing option within Gasworx and include wraparound parking, but no amenities.

The Future Marketplace will repurpose a historic warehouse, preserving original wood elements while introducing around 15 vendor spaces. The concept blends dining and retail, with a central bar and an open-roof design that is designed to lead people to the planned city park across the TECO Line Streetcar tracks.

A new streetcar stop will be added in front of Olivette, providing direct access for residents and visitors into Gasworx.

Gaswork park will feature open green space, news trees, picnic areas, a cooling water feature and an on-site vendor. While it will function as a city park, Gasworx will maintain operational control.

In between the marketplace and Olivette, 3rd Avenue Paseo is designed as a flexible pedestrian corridor. The idea for this street is to close vehicle traffic off during peak pedestrian periods, offering a living market place with live music, vendors and community events.

Names for the marketplace and office components have not yet been announced, as leasing discussion with potential tenants continue.

Gasworx is still about a year away from full public activation. Until then, the topping-out of Olivette marks the vision coming to life and celebrated the hundreds of workers behind it.
